Kiddin Aroun/SPRv-CS 990831Kiddin' Around
an Hourly Drop-In Childcare Center
Parkway Boulevard and Denton Tap
Kiddin' Around has been designed to accommodate those families in need of
hourly childcare. It differs from standard day care centers, in that, there
is no curriculum taught, the hours of operation provide for evening and
weekend care (day care centers generally do not), and State Regulations vary
from those of a "day care center". No facility can be licensed as a day care
and a drop-in center.
This will be a State Licensed facility. Per State requirements, there must be
30 square feet of indoor, non-single use area per child. (A maximum capacity
breakdown sheet is attached to this narrative).
The State requirements are that children dropped off between 6:00am and 6:00pm
can only stay a maximum of four and a half hours; children dropped off between
6:00pm and 6:00am can only stay a maximum of six hours; no child can stay more
than seven hours in a day. Additionally, a child can only be kept a maximum
of 15 days in a month at this type of facility.
The intended hours of operation for this facility are' Monday - Thursday
8'30am (possibly 9-OOam) - lO-OOpm, Friday and Saturday 8:30am 12:00am,
Sunday 1:00pm - 5:00pm.
The building has been designed with a covered drive through for convenience to
the parents. The estimated timeframe for the child to be checked in or out is
one to three minutes. Parents are not allowed access to the main area for
security reasons (except on the initial visit guided tour in which it is
assumed they will utilize the parking spaces provided, if not, they will be
asked to). They will come in to the reception area, check in the child, and
depart. On pick-up, they come in, check the child out and depart. A bar code
system is planned to be utilized to help in expediting the check-in/out
procedure. Parking is available on the side and in front of the building for
easy access to the front door.
When preparing information for the Lender on this project, the owners
estimated 50 children per day Monday through Thursday, staying an average of
three (3) hours; 60 children on Saturdays, staying an average of three (3)
hours; and 20 children on Sundays, staying an average of two (2) hours. It
should be taken into account that this does not necessarily mean 50-60
children being simultaneously present at the facility, however, this number is
well under the facility's maximum capacity.

If the above numbers are used to estimate traffic flow, the following averages
are found:
Mon.- Thurs. (8:30am - lO:OOpm)
Fri. (8:30am - 12:00am)
Sat. (8:30am - 12:00am)
Sun. (l:OOpm - 5:00pm)
50/13.5 hrs = 3.70 cars per hour
50/15.5 hrs: 3.22 cars per hour
60/15.5 hrs = 3.87 cars per hour
20/ 4.0 hrs = 5.00 cars per hour
It is not anticipated to have any certain peak hours as people maintain
different schedules and have different needs as it pertains to hours of care
needed. If the owners had to pick a peak time of day, it would probably be
6:00pm - 7:00pm, which would be the most obvious time for Parents going out to
dinner or a movie.
The owners of Kiddin' Around seek to create a new standard for drop-in centers
and feel Coppell is an ideal place in which to accomplish this goal. The
facility will have: a big screen television theatre with a stage (the stage
will also be used for puppet shows, kareoke sessions, etc...), a miniature
indoor basketball court, indoor and outdoor playgrounds, nursery, crawler
area, Nintendo and Sony game room (no violent games allowed), computer area,
and a dining area that will also be used for arts and crafts. The interior is
designed with bright colors and shapes that appeal to children of every age.
There will be toys that promote constructive play and allow children to
express their imaginations.
The facility is intended to be a source of reliable childcare that provides
constructive entertainment for the children who visit. By making their stays
fun, the children will want to come back, which eases the parents guilt about
leaving their child(ren) with a sitter. The surrounding business community
benefits by the parents having the freedom to shop, go to dinner, see a movie,
etc... The parents benefit knowing their child(ren) are well cared for and are
also having lots of fun. The facility will be extremely useful in the event
of unexpected circumstances in which a sitter is needed on quick notice and
can be helpful for making plans in advance as well.
