Dallas Parkway, #3090 Dallas, TX 75248 RE: Kiddin' Around~ Site Plan Dear Mr. Axberg: This letter is to inform you that the Kiddin' Around, Site Plan, to allow the development of a 2,950 square foot day care facility on 1.12 acres of property located approximately 312' west of Denton Tap Road; along the north side of Parkway Boulevard, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, August 19, 1999, subject to the following conditions: 1) Modify the landscape tabulations on the Landscape Plan to reflect the following information: · Total linear feet of both required and provided perimeter landscaping. · Correct the required interior landscaping square footage fi:om 4,025 sfto 1,108 sf. · Correct the required non-vehicular open space requirement to 6,875 sf. 2) Note on Site Plan that utility meters shall not be visible except fi:om areas clearly intended as service areas where the public is generally excluded. 3) Note on Site Plan that all rooftop mechanical equipment (including air conditioning units) shall be screened. 4) Parking lot lights cannot exceed 30' in height and shall be shielded fi:om residential developments. 5) Furnish a floor plan prior to City Council Meeting. 6) Obtain approval from the Town Center Architectural Review Board. The date scheduled for consideration by the Coppell City Council is Tuesday, September 14, 1999, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items, which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon~ Tuesday~ August 31st. Therefore, please submit 17 folded copies of the revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date. The drawings which require change in order to comply with the Planning and Zoning recommendations are: Site Plan and Landscape Plan.
