Modify the following items on the Site Plan: · Monument sign must be setback 15' from the street right-of-way. · Applicant must provide a 10' landscape buffer between the eastern property line and the edge of staff parking pavement. Currently, applicant is providing a 3' buffer. 2. Correct the items on the Landscape Plan: · Provide a 10' landscape buffer between the eastern property line and the edge of staff parking pavement. Also, a 30" hedge or berm is required to screen the cars from abutting property. · Monument sign must be setback 15' from the street r.o.w. · List ail the quantities of the plant material being proposed on the Plant List. · Moon Bay Nandina is not on the City's approved plant palette. · Gravel is not allowed in the planter islands. · Provide the square footage of the proposed pavement area. · Landscape calculations are incomplete. Provide a table showing what is the required and provided quantities for the perimeter landscape, interior landscaping and non-vehicular open space requirements with the associated tree ratios. · Provide an elevation of the 4' high chain link fence. Staff requests a living screen be provided to screen the chain link fence. 3. Label the building elevations as North, South, East and West. 4. All structures must be at least 80% masonry. 5. Provide dimensions and color detail on the attached sign. Also, indicate the color of the lettering of the monument sign. 6. Bring to the August 5th DRC meeting a color board with samples of all exterior building materiais. 7. Staff seriously questions the desirability of a daycare at this location based on access, traffic and hours of operation. Provide additional information on the proposed hours of operation. Also, the facility will have to abide by all State laws governing day cares. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the August 5th Development Review Committee (DRC) meeting. Co Each applicant will bring one new set of revised plats and plans to the August 5th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, August l0th tO resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
