HISTORY:
There is no previous platting history on this property. Last month,
the Planning and Zoning Commission recommended approval of a
Site Plan for a day care facility which goes before City Council
consideration on September 14, 1999. The Town Center
Architectural Control Committee unanimously approved the
building elevations for the day care subject to all mechanical
equipment being properly screened.
TRANSPORTATION:
Parkway Boulevard is a developed C4D, 4-lane divided collector in a
105'-wide right-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
park, open space and neighborhood retail uses with some
areas shown in the floodplain.
DISCUSSION:
This minor plat conforms to the Site Plan reviewed and approved by the
Planning and Zoning Commission on August 19, 1999. The purpose of
this minor plat is to create a building site for the proposed 2,950 sf day
care facility, as well as record the easements and fire lane.
The Town Center Architectural Control Committee has approved the
building elevations for this day care subject to all mechanical equipment,
such as HVAC, being properly screened.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff is uncomfortable with this use at this location, even though the Town
Center zoning permits this use by right. However, if the City Council
approves the proposed Site Plan for this property, staff recommends
approval of the minor plat subject to the following conditions being met:

the plans subject to assurance that all mechanical structures such as HVAC will be properly
