GENERAL DESCRIPTION-~ Applicant is requesting preliminary plat approval
for the construction of 300 units of MF-2 dwellings.
STAFF RECOMMENDATION: Approval with stipulation that 'all items.have
been addressed with Engineer.

"Preliminary Plat"
We reviewed the above referenced project for conformance to
the City of Coppell Zoning and Subdivision ordinance and the
following sets forth our comments:
ZONING:
The area is presently zoned "MF"-Multi-Family with
surrounding zoning also "MF." Apartments are a permitted use
for this zoned district. The setbacks and lot areas have all
been met. The density is 24 units per acre, which is
acceptable if one-half of the parking spaces are covered.
PLANS-.
We have contacted the engineers (see attached letter) and
they have indicated that all items will be addressed and
provided to the City prior to the P & Z meeting.
SUMMARy:
We have no objections to this submittal, provided all items
in our letter have been addressed to our satisfaction prior
to the P&Z meeting. We recommend approval of the plat and
preliminary plan at this time.

CONSI'I,TING ENGINEERS
Gentlemen:
We have reviewed the above referenced project for conformance
to the City of Coppell Zoning and Subdivision ordinances and
the following sets forth our comments:
Provide a survey description along with surveyors certifi-
cate, owner's acknowledgment, and dedication of easements.

Provide signature approval blocks for P & Z Commission and
City Council.
3. Provide name of subdivision and name of street.

Show anticipated average daily water demand and average
sanitary sewer flows.
5. Provide a conceptual landscape plan, street lighting plan.
6. Indicate which parking spaces are "covered."
7. Revise drainage criteria to coincide with TP-40.
Delete horizontal curves in sanitary sewer lines if at
all possible.
Indicate "master" water meter system (two) at ties to
existing mains, at Village Parkway, in lieu of individual
meters as shown.
Please address the above items prior to January 10, 1986, and
provide revised plans to the City at that time for inclusion
into the P & Z packets.
