Dear Mr. Ginn:
I am in receipt of your letter dated September 17 for the
above and will address the items outlined by you.
The City is in the process of developing a streetscape plan
and it is not certain when this will be adopted. The plan
has not even been made available to developers for their
review and a commitment to the plan without knowing its
content would be foolish on our part. I can state that
sidewalks will be provided by the individual tract developers
and landscaping will be done in the median of MacArthur Blvd.
We will be preparing landscaping plans in the future and will
submit them for City review.
It is not normal procedure to submit a construction schedule
to the City with plans. I have asked our engineers to note
on the plans that access to the property owners at the north
end of Allen Road be provided at all times.
The small section of Samuel Boulevard entirely on our
property will be constructed by us. The portion where we
have frontage along the existing roadway, opposite General
Homes Addition will be improved through a joint effort by
General Homes and us.

There is some revision being made to Parkway Boulevard per
your request. The pavement section will become a divided 4
lane xoadway at its intersection with MacArthur Blvd. and
taper to an undivided section approximately 100 feet west of
MacArthur Blvd. This will be submitted with the plans along
with other revisions requested.
The Deforest Road plans were submitted in July. Since that
time, you requested we contact and meet with the property
owners north of Deforest Road. We have met with a majority
of these property owners and they express a desire to have
Deforest Road improved even if it means the removal of trees
and fence relocation. They do not wish to dedicate any more
right-of-way. They indicate the existing 30 foot right-of-
way was granted totally off their property. Our engineers
are investigating this now and we hope to have it resolved
soon. I suggest the Deforest Road plat and plans be held
back until we resolve this issue.
The remaining General items you mentioned are being handled
on the plans and Mr. Maier will comment on them with the
resubmission of the plans.
The abandonment of easements is something that will be
handled by separate request. I would appreciate your
comments on the procedure for this so we can take the
appropriate steps.
The utility easements shown beyond the right-of-way will be
granted by separate instruments. We have not shown the
easements on the plat since the plats are for street
dedication only and the easements are subject to change by
the utility companies. If they are shown on the plat and
revised after the plat is filed, we may be forced to do a
replat due to the revision.
The remaining Specific items are being handled on the plans
and Mr. Maier will comment on them with the resubmission of
the plans.
