Lakes of Coppell Addition
Dear Mr. Ginn:
I am in receipt of your letter dated September 17 and have
the following comments.

MacArthur Boulevard - the right-of-way approved for
this street by City Council on July 10th on our'
preliminary plat was 100 feet. If a variance is
required to keep the right-of-way 100 feet, it is so
requested.
The request for an additional 10 feet of right-of-way
within 300 feet of Sandy Lake Road is excessive. Our
traffic consultant, DeShazo, Starek & Tang indicate in
their study which you have reviewed, a free right turn
for MacArthur Blvd south to Sandy Lake Road west is not
needed and we request a variance deleting this
requirement. However, if the City feels this is
required, we request the additional right-of-way needed
be consistent with the curves and storage of the right
turn lane (i.e., the same width parkway be maintained
through the curves for the transition) and then the
storage not exceed 80 feet.

Parkway Boulevard - the right-of-way will be changed to
65 feet. This street is not to be constructed as a four
lane divided boulevard, except at its intersection with
MacArthur Boulevard per your request. The right-of-way
at this location will be widened accordingly.
The right-of-way of Village Parkway is 60 feet and has
been corrected to be consistent on the plat and
construction plans.

In regard to plat for Sandy Lake Road widening, I request
that the plat not be submitted at this time. Since we are
only filing street dedication plats, and there are no
construction plans for Sandy Lake Road, I request this
widening occur when the properties abutting the roadway are
platted for development. The escrow deposit for future
improvements can be made at that time.
As for the Allen Road abandonment plat, we could submit this
but until something is constructed to provide access in lieu
of Allen Road, it is my understanding the abandonment could
not occur.
The abandonment plat for Kimbell Court is almost prepared and
can be submitted shortly. Please outline the procedure for
plat and street abandonment so we can take the appropriate
steps.
