Lakes of Coppell Addition
Dear Mr. Meier:
We have reviewed the final plats for conformance with the City of Coppell
subdivision requirements. The following changes need to be made in order
for these plats to comply with the subdivision ordinance.
MacArthur Boulevard -- Change the right~of-way from 100' to 110'; and
within 300' of the Sandy Lake right-of-way, an additional 10' right-
of-way along the west side is required. Additionally, show the dimen-
sions to the east right-of-way line of MacArthur along the Sandy Lake
right-of-way.
Parkway Boulevard -- Change the right-of-way from 64' to 65'. If this
street is to be constructed as a 4-lane divided boulevard, the right-
of-way should be 85'.
3. There is a discrepancy between the right-of-way shown on the plat and
the right-of-way shown on the construction plans for Village Parkway.
If the applicant, Triland, does not wish to dedicate these right-of-ways,
then it will be necessary for them to make a formal request for a variance
to the subdivision ordinance.
It is our understanding that the right-of-way dedication for Sandy Lake would
be processed with these plats. It is also our understanding that new plats
showing the abandonment of Allen Road and other right-of-ways (Kimball Court)
or easements would also be presented. We would like to know the status of
these.
