Construction, Inc. 8445 Freeport Parkway, Suite 650 Irving, TX 75063 RE: MacArthur Plaza, Preliminary Plat Gentlemen: This letter is to inform you that MacArthur Plaza, Preliminary Plat, to allow the development of commercial pad sites, located on the west side of MacArthur Boulevard, adjacent to the TP&L transmission line, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, April 18, 1996, subject to Engineering comments (copy attached). Prior to April 29, 1996, please provide revised documents detailing the mechanism by which C.E.D. and the owners of Lots 1, 3, 4 and 5 will contribute toward and accomplish the perpetual maintenance of landscaping placed on the common area designated as Lot 2. The City Attorney will need sufficient time to review these documents before advising City Council on their adequacy. While we understand that Riverchase Owners Association, Inc., currently does not want the responsibility of collecting additional assessments and maintaining the property, we believe that the organization should have the right to assume those duties in the future if it should become necessary. The date scheduled for consideration by the Coppell City Council is Tuesday, May 14, 1996, at 7:30 p.m. A representative for this case must be present at this meeting.
