Magnolia Fish/MP,SP-DR010125 City of Coppell Development Review Committee Comments Planning Department Magnolia Fisheries - Minor Plat and Site Plan Approval 217 Coppell Road, North of Sandy Lake Road DRC Date: January 25, 2001 & February 1, 2001 Planning & Zoning Comm[qsion Meeting: February 15, 2001 City Council Meeting: March 6, 2001 *Please note that the site plan submittal package falls below the City's standards with regard to the information necessary for staff review. Staff strongly recommends against review by the Planning Commission until all issues have been resolved. If the applicant wishes to proceed, any outstanding issues may result in a recommendation of denial. The following is a list of items to be addressed; however, additional comments may be generated at a later date. Site Plan o 10. Parking required would be, at a minimum, one space per 1000 square feet of warehouse and one space per 300 square feet of office, therefore a minimum of 5 spaces will be required. Additional parking may be needed depending on number of employees. · Parking, maneuvering and fire lanes are required to be concrete. · Minimum parking space is 9' x 19' · Where is the loading to occur? This area also needs to be concrete. What is permitted to be constructed/paved and/or planted in the easement area? Will there be a dumpster? If so, needs to be shown on the site plan. The dumpster need to be screened and not facing the street. How will this facility be lighted? Will there be any attached or detached signage? If so, need specification of color, materials, fonts, size, etc. Need Elevations of all four sides of the building, including materials, colors, heights, roof materials, etc. A color board needs to be submitted for the February 1st DRC. Information is needed about the proposed fountain, location, size, depth of pond. Need to submit a Landscape Plan per Section 34 of the Zoning Ordinance. Some landscaping credit may be available for the preservation of existing trees. Fire Department Requirements: The fire lane needs to be concrete, minimum inside radius, 30 feet, outside radius 54 feet. On-site fire hydrant required. All parts of the building needs to be within 150 feet of a fire lane. Minor Plat Need to plat fire lane Need Franchise Utility Signature Block - see attached. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the February PtDevelopment Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the February 1st DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting.
