Box 478 Coppell, Texas 75019 214-462-0022 Zell Three, Inc. 1190 Explorer Drive Duncanville, TX 75137 RE: MacArthur Plaza Addition (City Garage), Lots 2 and 3, Block 1, Final Plat Dear Sir/Madam: This letter is to inform you that MacArthur Plaza Addition (City Garage), Lots 2 and 3, Block 1, Final Plat, to allow the development of a minor automotive service facility, located on the west side of MacArthur Boulevard, approximately 1,140 feet north of Beltline Road, was approved by the Coppell Planning and Zoning Commission on Thursday, June 20, 1996. The following condition applies: (1) Submit an irrigation plan for Lot 2, the common landscaped area, which is signed and sealed by a licensed irrigator. Please be advised that impact fees must be paid prior to the submission of the final executed plat. Also, prior to the issuance of a building permit, this Final Plat must be filed with the Dallas County Plat Records Department. Approval is valid for six (6) months. If the Final Plat has not been filed for record with the County prior to December 20, 1996, the plat shall be deemed null and void and resubmittal shall be required.
