Label Plat as Replat.
Adjust the size and spacing of parking islands on the south side of the property to
provide islands at the ends of parking rows when the parking expansion occurs.
Please explain the 10' landscape easement shown on the landscape plan just north
of and parallel to the drainage easement at the south property line.
Provide a notation to the effect that additional electric wiring shall be
underground and that mechanical equipment, electrical equipment and utility
meters shall be either placed in inconspicuous locations or screened from view.
Revise the following items on the landscape plan:
a) Tabulations for Non-Vehicular Open Space should be as follows:
Site 569,974 sf
Building/Future Expansion 251,600 sf
318,374 sf x 15% = 47~756 sf
b) Verify that you are providing 139,732 sf of non-vehicular landscaping.
c) Show future 30" high hedge to screen future parking along southern
property line or place a notation on current plan that the current hedge
will be relocated to screen the future parking spaces.
d) Substitute Miscanthus with a plant material listed on City's approved
Plant Palette.
Clarify if the two future parking spaces are truck loading spaces shown adjacent
to the eastern property line. If so, the landscape plan should be modified to reflect
the two parking spaces. The berms shown along the eastern property line will
have to be modified to accommodate the two future parking spaces.
Modify signature blocks on the plat, see attachment. This is a replat not a
preliminary plat.
Remove the topographical information from the replat. Submit on a separate
sheet.
Provide additional plant material to future parking spaces along the southern
property line will be required.
No asphalt pavement allowed on site.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the November 5th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the November 5th
DRC meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, November 10th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department.

After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departmenta, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. After signature by the City Officials, the Developer
shall complete the filing process and return nine (9) paper copies and two (2)
mylar copies of the 'filed' plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submiRed for signatu .r.es by City
Officials within six months after approval by the City Council, the pla~ shah be
deemed null and void, re.submittal shall be requi~., and the current Subdivisio~
Regulations shall apply.
Approval block: The following notice shall be placed on the face of each
Prellmipnry Plat by the subdivider:
