Lee & Partners Family, Ltd. 168 Regal Row Dallas, TX 74247 RE: Lam Lee Addition No. Iv Replat Dear Madam/Sir: This letter is to inform you that the Lam Lee Addition No. 1, Replat, to allow the recordation of utility easements and correction of the radii and width of the fire lanes on approximately 13.1 acres of property located along the east side of Royal Lane, approximately 600' north of Creekview Drive, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, November 18, 1999, subject to the following conditions: 1) Correct the width of the southern fire lane on the Site Plan to match the width of the fire lane on the Replat. 2) Modify the planting island shown at the southeast comer of the parking lot to reflect 150 square feet of landscaped area and a minimum width of 9'. Also, the island must contain at least 1 tree. 3) Revise the landscape plan to reflect the proposed changes and submit a copy of the new plan for staff approval prior to the recordation of the replat. 4) Any future expansion should be shown on both the Site Plan and Landscape Plan. 5) Developer must notify the Parks Department prior to performing any excavation in the median or right-of-way. The developer must repair any disturbed utility to the satisfaction of the Parks Department. (See Leisure Services Department Comments) The date scheduled for consideration by the Coppell City Council is Tuesday, December 14, 1999, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon~ Wednesday~ December 1st. Therefore, please submit 17 folded copies of the revised drawing, plus three (3) 8 1/2 x 11 paper reductions on or before that date. The drawings which require change in order to comply with the Planning and Zoning recommendations are: Replat, Site Plan and Landscape Plan (for staff review).
