This memo is in reference to the On-Site Sewerage Facility (OSSF) located at 217 N. Coppell Rd. in
Coppell, TX. On March 5, 2001 a site evaluation was performed at this location. Class IV soils were found at 12
to 18 inches. Under current Texas Natural Resource Conservation Commission (TNRCC) site evaluation rules, this
type of soil is ~u~uit~ble for a conventional OSSF. However, the existing OSSF can be "grandfathered' and left in
tact as long as no signs of failure (surfacing effluent, back pressUre, in house, etc.) are evident. Since the
circumstances at this property call for a temporary OSSF until such time it is connected to city sewerage, it would
be cost effective to utiliwe the existing OSSF.
Another reason the existing OSSF should work is because of such a loW flow gallons per day (GPD). The
office to be constructed will be rated as follows:
· 10' X 12' Office Building with 1 toilet and 1 bathroom
· 3 employees ~ 5 GPD / person
· 15 GPD Total usage
The existing OSSF has 3 each 300 gallon tanks. It is uncertain how much lateral lines are on the property. Due to a
very low GPD, the old OSSF should be sufficient. No signs of OSSF failure were noted at the time the property
was inspected. No wells or other inherent health risks were noted.
