Preliminary Plat Comments:
1. Provide corner clips at all street intersections to provide space to construct handicapped
ramps.
2. Provide metes and bounds description of all common areas.
3. Show visibility triangles for roadway intersecting Denton Tap Road (6 lane section).
4. As per Subdivision Ordinance, the minimum street right-of-way for a residential street is 50
feet.
5. The location of the entrance roadway into the development is shown to be in the floodplain.
This needs to be addressed, possibly requiring a flood study to remove it from the
floodplain. Contact the Engineering Department concerning this issue.
Preliminary Water, Sewer and Storm Drain Plans Comments:
1. The installation of the sewer system needs to be coordinated with Centex, formerly Vista
Properties, in regards to the location of the sewer line proposed to go through this
development.
2. Water and sewer lines should be extended to the west property line.
3. Please contact the Engineering Department regarding radius proposed for the sanitary sewer
lines.
General Comment:
There is a concern regarding the ingress and egress to this development which may require some
or all of the following items: acceleration lane; deceleration lane; widening of Denton Tap Road
to provide a left turn lane into the development; and a traffic signal.
