Attached is a copy of the letter sent to you after City Council approved this Planned
Development (PD) with 18 conditions. The submitted preliminary plat does not reflect
all the conditions placed on the PD, in particular condition #1 and #11. Does the
applicant want to amend the PD or will you change the preliminary plat to reflect the
conditions placed on the PD. (See attached letter)
2. Indicate zoning as Planned Development 131: PD-HC and FP
Add the Chairman of the Planning and Zoning Commission and Mayor's signature
blocks (see attachmen0.
You may want to reconsider some of the street names (i.e. Goat Castle, Hope Farm).
Perhaps, names of other plantation homes may be more appropriate.
5. Label the common areas at the entrance of the subdivision.
Just a reminder, applicant is expected to contribute approximately $300,000 for park
land improvement.
Please review comer lots with regard to a) adequacy to accommodate the same size
house builders are able to construct on interior lots; b) appearance from the front
yards of houses across the street; c) need to restrict fence location and/or materials.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations provide reasons
why our comments should not be followed when you attend the November 2, 1995 Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the November 2nd DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, November 7th to resubmit twenty-eight (28) folded copies of
revised plans, three (3) reduced paper copies and one (1) transparency of each exhibit to the Planning
Department.
