Dear Isabelle:
In response to you October 26, 1995 Pre Development Review Comments we have modified the
preliminary plat to comply with the Planning Staff Comments and Letter of Conditions from
Gary Sieb dated August 10, 1994.
As Follows:
We have modified item 12-3,1 (A.) FRONT YARD - to provide for a 30' front yard for
(zoning area B) which is comparable to "SF 12" District and to provide for a 25' front
yard for (zoning area A) which is comparable to a "SF 9" District. Bill Anderson
thought the 30' front yard setback discussion at City Council was for the larger lots. Lot
51 was eliminated from the preliminary plat and lot 47 widened by 15 feet. We thought
the intent of the City of Coppell was to provide a wider lot adjacent to the common area
no. 10. We would prefer to add the 15 feet to the lot verses separating the lot by an
alley.
2. Added PD 131' PD-HC and FP.
3. We added the signature block to the Preliminary Plat.
4. We have extra street names submitted and will restudy the proposed street names.
5. We have labeled common areas at the entry.

7. We have reviewed corner lots and final adjustments will be made with the final plat.

We have modified the preliminary plat and water, sewer and storm plans as follows in response
to Ken Griffin's engineering comments.
Preliminary Plat Comments:
1. Added comer clips and visibility easements at all street intersections.
2. We will provide metes and bounds description of all common areas with the final plat.
3. We have shown visibility triangles at Denton Tap Road.
4. It is our desire to save as many trees as possible in the entry area. We are proposing a
35' Right-of-way and 25' of paving in this area.
5. Entrance roadway is in the floodplain. We would propose to raise the entry paving
above the 100 year flood plain. An on ground topo will be shot in this area and analyzed
versus the existing flood sections.
Preliminary Water Sewer and Storm Drainage Plan Comments:
The installation of the sewer system will be coordinated w/Centex.
Water and sewer lines have been stubbed to the west property line.
Concern regarding sanitary sewer radius. We will look at option to bring sanitary sewer
and water to Denton Tap along North line of entry area if this is the area of concern.

1. Panhandle lots 18/A, 4/C and 7/C have been revised to show 22 feet of width.

Discussed extending gas from Parkway Boulevard north along Denton Tap to the project.

Will discuss easements for electric at DRC meeting.
