COMPREHENSIVE PLAN:
The Comprehensive Plan shows the area suitable for light
industrial/showroom uses.
DISCUSSION:
The entire property will be platted into two lots with multiple non-residential buildings shown
on Lot 1. All are existing structures with the exception of the 240,000 s.f. warehouse
expansion.
Applicant has not provided any additional parking for the 240,000 square foot warehouse
expansion. The applicant will have to obtain a special exception from the Board of Adjustment
for the shortage of 225 parking spaces not included on the site plan.
The landscape plan does not show the location of Bethel Road, nor the calculations for the
required and proposed landscaping.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommend approval of the preliminary plat contingent upon the following:
1. City Council granting a variance for asphalt fire lanes.
2. The Board of Adjusment granting a special exception for the shortage of 225 parking
spaces.
3. Bethel Road being shown on Landscape Plan as well as the calculations for the required
and proposed landscaping.
4. Compliance with Engineering comments.
