Dear Isabelle:
On behalf of our client Coppell 200 J.V., we are requesting City
review of our preliminary plat and utility plans for Magnolia Park.
Requested variances to the subdivision ordinance are as follows:
1. Cul-du-sac length not to exceed 750'

Alley access elimination for:
Lots 1-7 Block B
Lots 1-26 Block D
Lots 1-6 Block E
Sanitary sewer radius not less than 300' for 10" main and 200'
radius for 8" main.
Minimum centerline radius for roads shall be 150' unless shown
otherwise on the plat.
