Mobil Oil/FP-CS 840322P. O, Box 478 Coppell, Texas 75019 214 - 462 - 0022 STAFF REPORT ~COTT BARNETT, PLANNING CO-ORDINATOR MARCH 22, 1984 RE: Case #83-12-12.1/Mobile Oil Corp. LOCATION: Northeast Corner of Beltline Rd. & Denton Tap Road intersection. REQUEST: Approval of final plat under S.U.P. (Specific Use Permit) APPLICANT: Mobile Oil Corp. represented by J.W. Chesser. The applicant is requesting final plat approval for a self-service gas station and car-wash, which is required to be filed under a S.U.P. (Specific Use Permit). Through staff review, the final plat meets all submittal requirements of the subdivision regulations. The preliminary plat report stated that there was a need for some alterations to be made to the landscape plan and possibly the sign location. The applicant did hire a landscape architect to redesign the site and upon submittal and review, is an appropriate design. In regard to the sign location, Ginn's office has reviewed the design and dimensions and did not have any adverse comments. STAFF EVALUATION: The architectural plans are still in a revision state, due to the fact that the city has an ordinance prohibiting metal construction and the exterior fascia of the canopy and building is a metal construction type. In regard to the final plat and site plan, it is the staffs consensus that an approval be made. THE PLANNING AND ZONING COMMISSION: The applicant is proposing that the exterior of the structure be an earthen tone masonary brick and the fascia of the building and island canopy be stucco blending in with the masonary brick of the building. The only area of metal construction will be the underside of the camopy, for purposes of lighting and the structural poles supporting the canopy. The Planning and Zoning Commission recommended approval by a 3-0 vote.
