We have reviewed the above referenced project for conformance
to the City of Coppell Zoning and Subdivision Ordinance and
the following sets forth our comments.
General: The site is located on the west side of Moore Road,
south of Sandy Lake, north of Willow Lane and occupies a
10.042 acre tract adjoining the City's new fire station· The
~/q~4{~/~Lsubmittal we reviewed previously was for a preliminary site
~l~'~/~/plan. Apparently, this review is for preliminary plat
approval.
Zoning: Presently the land is zoned SF-12, Single Family
Residential. Land to the north is SF-12, Harrison Estates.
Across Moore Road to the east is PD-SF zoned land, Northlake
Woodlands East.' To the south is SF-7 property, Willowood
Subdivision and to the west is PD-SF-9 zoned property,
Highland Meadows Subdivision.
The permitted uses in SF-12 district allows any use permitted
in the SF-18 district. In SF-18, 10.0 Permitted Uses,
paragraph 7 allows public schools; therefore, no zoning
change is required and no specific use permit is required.
The side yard along the south property line should be 25 feet,
not 20 feet as shown, even though it abuts an alley.
Parking spaces provided exceed the required number.
Plans: Item~ in our previous memo of March 7, 1986, still
apply to this preliminary plat.
Since the site is relatively flat, the drainage along the
north property line needs to be addressed so as not to
create a problem on adjoining property. Additionally,
drainage in the southeast corner needs to be addressed.
Minimum fire lane radius should be 30'.
Either align the entrance/exit with Pheasant Lane or make
the drives operate one-way. Provide a 15'-18' ingress,
4'-10' wide median and 22' wide egress in the one-way
operatios.
Fire department may require an additional fire hydrant be
placed on site, since the building sets back from Moore
Road so far.

5. For safety of the children, does the Coppell I.S.D.
intend on placing a fence of some sort along the perimeter
of the site, especially abutting the alleys.
6. Provide brick pavers at drive entrance along Moore Road.
7. City Engineer may want to address the possibility of not~
accepting the dedication of the easements and water and
sewer lines for maintenance by the City.
Indicate details on proposed drives as to material,

We have no objections to approving this preliminary plat
submittal with the stipulation that all items listed above be
addressed.
