mixed-use development containing $15 multi-family units, 14 single
family lots and park area on a 49.98 acre tract of land located along
the east side of Coppell Road, approximately 967 feet north of
Parkway Boulevard, at the request of Western Rim Investors, L.L.C.

Preliminary Plat Comments
1. The flood Study for Phase II must be approved prior to any fill in the
100 year
floodplain.
2. Impact fees will be required.
3. Show 24' firelanes with minimum 30' inside radius, 50' outside radius. Also provide
meter and bound descriptions.
4. The existing right-of-way for Coppell Rd. needs to be verified.
5. The existing 20' sanitary sewer easement to be abandon needs to state "to be abandon
by this plat."
6. Show the minimum finish floor elevations of all lots and buildings. The minimum finish
floor elevation must be 2 feet above the 100 year floodplain elevation.
7. The location of the Hike and Bike Trail easement to be approved by the Leisure Services
Division.
8. Provide 20' sanitary sewer easement for the proposed 8" sewer line on the north side of
Westminister Way cul-de-sac.
9. Provide bearing and distances for all easements.
Preliminar~ Water & Sanitary Sewer Plan
1. The 8" water line shown between Lots 3 and 4, Block 1 of Asbury Manor Phase II has
a note to be constructed "By others". Who is "By others"?
2. All manholes located in the floodplain must be raised above the 100 year floodplain or
locked down manholes.
3. Provide grading and drainage plans.
