The Leisure Services Department has reviewed the above referenced development
and has the following comments.
The developer is showing a 20' wide easement for the construction ora 12' wide
hike and bike trail as in&'cated in the City of Coppell Hike and Bike Trail
Masterplan. The tra~ impacts this development in two locations, the Freeport
Parkway Greenwalk bisects the property from south to northeast and the Denton
Creek Trail runs along the northern border of the property. The purchase of
property is also being considered along the Denton Creek from the developer.
Should the City Council choose not to purchase this property, additional
easements will be required for the trail.
This site is also impacted by the Ci~ of Coppell Hike and Bike Trial Master Plan
where north-south, on-road bike trail BR-2$ runs along Coppell Road on the
western border. The developer will be required to provide additional five feet ($')
right-of-way to allow for this trail.
A tree survey is required to be submitted tke preliminary plat.
The proposed development will be required to follow the guidelines as established
in the Parktand Dedication Ordinance. A fee of $1,285.00 per dwelling unit will
be required at the time of final plat approval.
