There are significant conflicts between the approved site plan and the minor plat,
therefore, 17 copies of the approved site plan and three copies of the utility plan
need to be submitted for review.
The southern driveway has been relocated approximately 30 feet to the north from
the approved site plan. Need to determine the alignment of this new driveway in
relation to the existing hooded left turn lane in Denton Tap Road.
The fire lane parallel to Denton Tap Road and the driveway needs to be a fire
lane, utility and mutual access easement to serve future the development of the
abutting lots.
Fire lanes need to have 30' inside and 54' outside radii.
Is there a sanitary sewer and associated easement along the west property line?
R.O.W. dedication for deceleration lane and/or Denton Tap Road is needed. The
east/west dimension increased by 8-9 feet from approved site plan, will this
accommodate the R.O.W. dedication?
Need to revise franchise utility signature block to read" TXU Electric and Gas".
Need to add flood plain administrators signature block.
Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. ShouM applicant disagree with staff comments please provide
reasons why staff recommendations shouM not be followed when you attend the
December 7th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the December 7th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, December 12th to resubmit sixteen (16) foMed
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit
to the Planning Department
