An additional 10' of right-of-way needs to be dedicated adjacent to Denton Tap Road.
A deceleration lane needs to be provided for proposed driveway on Denton Tap Road
which could require additional right-of-way dedication.
The 24" fire lane and utility easement shown on the plat should also be labeled as a mutual
access easement.
The Floodplain Administrator's signature block needs to be provided on the plat.
The bearing shown adjacent to Denton Tap Road does not match the legal description of the
existing right-of-way on Denton Tap Road.
A utility plan needs to be provided to determine if proposed and/or additional easement will
be needed. What is proposed in the 10' wide water easement?
A 20' wide sanitary sewer easement needs to be provided along the west side of the
property.
The proposed driveway onto Denton Tap Road needs to align with existing hooded left turn
lane on Denton Tap Road.
