North of Beltline Road to the Southern extension of Mockingbird in North Lake Woodlands East, Phase 5. REQUEST: APPLICANT: Preliminary and final plat approval of Mockingbird Lane and Falcon Lane (Rt. of Way). Troth Enterprises represented by Steve Parsons. The applicant is requesting preliminary and final plat approval for street Right of Way dedication of Mockingbird and Falcon Lanes. The proposed Right of dedication and street width are in line with the proposed thorough fare plan. The applicant is still in the process of receiving con- firmation from Southern Pacific Railroad to cross its 100 foot Right of Way adjacent to Beltline Road. STAFF EVALUATION: Through review of these proposed street Right of Way dedications its the staffs' recommendation that the section of Mockingbird south of its beginning point at North Lake Woodlands East Phase V to its intersection with Falcon Lane be approved on both the preliminary and final plat. In addition, Falcon Lane is recommended for approval on both preliminary and final plats. In regards to the section of Mockingbird south of its intersection with Falcon Lane it is the staffs' recommendation that the preliminary plat be approved, but table the final until a letter is received from the Railroad granting approval to cross their Right of Way adjacent to Beltline Road. PLANNING AND ZONING COMMISSION: Since the applicant has not received approval from Southern Pacific Railroad, on crossing their Right of Way, parallel to Beltline Road, the recommendation of the Commission was to approve the preliminary and final plats to the intersection of Falcon and Mockingbird Lanes and delete the Right of Way south of this intersection until an approval has been received. The Planning and Zoning Commission recommends approval by a 3-0 vote. SB/asm
