Site plan must clearly denote the type and quantity of plant material to be used. Locate
and show size and type of any existing 8" diameter or larger trees. Note that MacArthur
Blvd. is a primary image zone (see Subdivision Regulations, Appendix D-Streetscape
Plan for details).

Planting islands are required at each end of single row of single row parking and should
contain at least 1 tree.
4) A preliminary irrigation plan is required.
5)
A 3' high screen of the west side driveway is required. For it to be effective, it needs to
be near the front property line.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the June 6, 1996
Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the June 6th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, June llth to resubmit twenty-eight (28) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one (1)
transparency (8 1/2 x 11) of each exhibit to the Planning Department.

Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.

All subdivision proposals shall have the boundaries of the lO0-year floodplain
and floodway clearly shown on the prelimina,y and final plat.
All lots within or adjacent to the lO0*year floodpl.in shall have the lowest
floor elevation for each building site shown on the final plat.
When any part of a subdivision lies within or adjacent to the 1~
floodplain, a permanent bench mark tied to a designated National Oeodetic

Vfnen any part of a completed subdivision is within or adjacent to the lO0-
year floodplain, the following note must be placed on the fmal plat:
"The developer, builder, seller, or agent shn. inform in
writing, each prospective buyer of subdivision lots or
property located within special flood hazard areas of this
site that such property is in nn identified flood hn~rd
area and that all development must conform to the
provisions of the City of Coppell Floodplain
Management Ordinfmce."
The written notice shall be filed for record in the county Deed of Records
