Site Plan
1. If the parking lot will be used after dark then need to indicate site lighting
facilities, height, fixtures, glare shades, etc.
2. Need to indicate zoning on adjacent properties
3. Expansion joint notes may be removed from site plan
4. Paving Notes need to be revised to reflect what is applicable for this development:
· Note #8 - remove alternative paving note - see legend
· Note #9 - no handicapped parking is illustrated, and
· Note #6 -parking spaces are dimensioned to be 9x19 which is in accordance
with the Zoning Ordinance.
5. No signage will be permitted on this site, except for Movement Control signs, as
defined in Section 29-3.2(A) of the Zoning Ordinance.
Landscape Plan
1. Planting islands, one tree is required per island, when "double island" - two trees
are required. Also need to add a tree at the northeast comer (adjacent to the
detention area) and the southeast comer.
2. Is the mesquite tree to be preserved? If not, additional tree required within that
parking island.
3. Parking lot trees - one tree per 400 square feet, or_fraction thereo_D 4,058 = 11
trees - this tree requirement is being fulfilled within the parking islands.

Need to include the dimension curve radii, etc to the fire lane.
Landscape setbacks should be removed from the plat.
Need to verify the name of the plat - North Lake Business Center or North Lake
Business Park? Northlake Center Addition - minor plat was approved to the
property adjacent to the west. Please provide staff with a copy of the original plat
that is being requested to be amended.

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
September 7th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the September 7th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, September 12th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit
to the Planning Department
