All retail, commercial and industrial structures having 5,000 sf or greater of gross
floor area shall provide and maintain off-street loading space. The ratio is 1 space
for the first 20,000 s.f. and 1 space for each additional 20,000 s.f. of gross floor
area or fraction thereof.
2. Are the barrier free parking spaces, handicap parking spaces?

The figures on the site plan and landscape plan shows that the building occupies
80,007 s.f. that the parking occupies 161,140 s.f. This leaves 43,257 s.f. available
for landscape and pedestrian pavement. Based on the drawings, the required
landscaping is as follows:

Pedestrian pavement appears to be in excess of 8,000 s.f. Therefore, the mount
of land available for landscaping is short by at least 40,000 s.f.
Landscape plan must be signed and sealed by a licensed landscape architect or
nurseryman.

Indicate on the building elevations the type and color of building materials to be
used on the structure. Bring to the June 4th DRC meeting a color board showing
a sample of all the building materials.
Correct the following items on the Minor Plat:
a) Provide a Floodplain Administrator's signature block (see attachment).
b) Modify the City Secretary signature block (see attachment).
c) Delete Planning Director's signature block.
d) Show all adjacent zoning.
e) Provide a vicinity map.
f) Plat title should reflect Lot and Block Number.
7. Revise Site Plan, it reads very awkwardly.

Staff written comments will be faxed to each applicam.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff commems please provide reasons why staff
recommendations should not be followed when you attend the June 4th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the June 4th DRC
meeting. Applicams will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicam will have till noon Tuesday, June 9th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
