DRC DATE: August 28, 1997 and September 4, 1997 CONTACT: Mike Martin, P.E., Assistant City Engineer 004-3679) COMMENT STATUS: 4'PRELIMINARY F4NA~ P, E4Ztf~ 1. Provide bearings and distances for the water easements. 2. All drainage systems to be designed to handle fully developed 100-year storm event. 3. There should be a minimum of 9' separation between the sanitary sewer line and the water line. Also, provide sanitary sewer pipe stub outs to the south of proposed water line on the south side of the development. 4. Show the size of proposed sanitary sewer line. 5. Show the drainage easement on the southwest side of the development. This also to be maintained by the developer/owner. Show and label pilot channel. Should try to obtain minimum of 4:1 slopes not 3:1 side slopes. 6. Show the north arrows on the conceptual master utility plan. 7. Will TU Electric give permission for the hike and bike trail to be within the existing TP&L easement? 8. Dimension right-of-way from center line of Belt Line. 9. Driveway radius cannot cross property line at northwest corner. Waterline around site should be private, not public. 10. Show landscaping on south channel. 11. Summit all plans on 24" x 36" size paper. 12. Note about maintenance of open channel should be changed to state maintenance is responsibility of property owner, not owner of easement.
