RE: Replat and Site Plan of a portion of Northlake 635 Business Park, Lot 1. Block B
Dear Madam/Sir:
This letter is to inform you that the Replat and Site Plan of a Portion of Northlake 635 Business
Park. Lot 1. Block B, to create a single lot that will allow the development of four
warehouse/distribution facilities on 33.2 acres of property located at the southwest comer of
Lakeshore Drive and Beltline Road were approved by the Coppell City Council on Tuesday,
October 14, 1997, subject to the following condition:
(1)
Modify the percentages of office space indicated for each building to match the
provided parking spaces.
This Replat must be filed with the Dallas County Plat Records Department. Approval is valid
for six (6) months. If the Replat has not been filed for record with the County prior to April 14,
1998, it shall be deemed null and void and resubmittal shall be required. See the attached
checklist for the requirements for executing Final Plats and Replats.

PROCEDURES
Fonowin~ approval of the f'mal plat by the City Council, and correction of the plat as
required by the City Council, the information listed below must be completed prior to
submission of the Final Executed Plat to the Planning Department.
Orighi signatures on ali plats. Names must be typed or printed below each
signature.
Signature block of Utility Companies, with original signatures of each
representative.
Ten (10) paper copies and two (2) myhrs. Paper copies must be folded. You
my submit additiomd~copies for your use; however, one (D paper copy will
remain with the City prior to ~ and, after filing, nine (9) paper copies
and two (2) mylars must be returned to the City.
Clear film positives, 1 each; 1~ -- 600' and 1' ~: 200' ofthe parcel only. (For
plats larger than 20 acres).
· Three (3) 8 1/:2' x 11' sheet size, reduced copies of the executed pht.
Transmittal letter, lncludin~ the name and telephone number of contact
person.
All blank spaces completed, with the exception of the signature of City
Off'~lais.
When the information listed above is complete; submit ten (10) bluelines, two (2)'mylars
and a transmittal letter to the Planina Department. It will take approximately 3 - S weeks,
to review and obtain signatures. Once the proper signatures bye been obtained, the
lqannin~ Department will telephone the person listed as representative or contact to pick-up
the plats.
The representative shah submit filing fees and the required number of copies with the
County Clerk. The applicant completes the filing process and returns the required number
of filed copies, reduced copies and clear film positives to thc PlaBllil~ Department. Said
copies shall reflect on each sheet, the volume and page of the Map and Plat Records into
which the plat was f'ded by the County Clerk. If the f'ml plat has not been submitted for
signatures by City Officials within six (6) months after approval, the plat shall be deemed
null and void, resubmittal shall be required, and current subdivision regulations apply.
