Replat and Site Plan of a portion of Northlake 635 Business Park (Coppell Business
Center H. Lot 1, Block 1)
Dear Madam/Sir:
This letter is to inform you that the Replat and Site Plan of a Portion of Nortlxlake 635 Business
Park, (Coppell Business Center II, Lot 1, Block 1), to create a single lot that will allow the
development of four warehouse/distribution facilities on 33.2 acres of property located at the
southwest comer of Lakeshore Drive and Beltline Road were recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, September 18, 1997, subject to
compliance with Engineering comments (attached) and the following conditions:
(1)
Modify the percentages of office space indicated for each building to match the
provided parking spaces.
(2) Provide planting islands every 15 parking spaces.
(3) Provide at least one tree each for all planting islands.
(4)
Grant appropriate easement and/or right-of-way to accommodate future removal
or relocation of overhead power lines when requested by the public utilities
and/or the City.
The date scheduled for consideration by the Coppell City Council is Tuesday, October 14, 1997,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to
include in its agenda packets only those items which accurately reflect conditions as
recommended by the Planning and Zoning Commission. The submittal deadline for revised
drawings is 12 noon, Thursday, October 2, 1997. Therefore, please submit 17 folded copies
of the revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawings which require change in order to comply with Planning
recommendations are: Replat, Site Plan, Landscape Plan and Irrigation Plan.
