"Preliminary Plat"
We reviewed the above referenced project for conformance to City
of Coppell Subdivision Ordinance, Zoning Ordinance, streetscape
plan, and standard details. The following sets forth our
comments.
1. Please provide written legal description of property.
2. Please provide adjacent property zoning classification.
3. Please provide signature blocks for P&Z and Council.
4. Please indicate any easements for drainage or utilities.
5. Please indicate petroleum pipeline relocation.
Please provide preliminary plans of proposed water
distribution, including fire hydrants, sanitary sewer system
and on-site/off-site storm drainage system.

Please show anticipated average daily water demand and
average daily sewer flows.
8. Please provide a conceptual landscape plan.
Right-of-way at intersection of Bethel and Royal needs to be
130' in width within 300' of intersection.
10. Indicate a site plan, with drives, parking, etc.
The above requested information is a minimum requirement for
"preliminary" submittal.
