Box 201069 Dallas, TX 75220 Re: Northlake 635 Business Park Preliminary Plat/Plans Gentlemen: We have reviewed the above referenced project for compliance with the City of Coppell standards and found them to be in general conformance. Prior to approval of final plat and plans, the following items need to be addressed. 1. For a 30 mph design speed, a minimum of 425 foot radius is required. Existing radius is 350 feet. 2. Show all easements on plat, ie., underground telephone, overhead power lines, etc. 3. Provide names of streets. 4. Provide a street lighting plan and a streetscape (landscaping) plan along with details of brick pavers at entranceways to development. 5. Final scale of plat shall be 1" = 100'. 6. Verification that storm sewer was designed using T?-40, for 100-year storm frequency. 7. Minimum radius for intersecting streets, with 41' back-to-back curb, shall be 25' minimum. 8. Sheet 33, make provisions to connect proposed 12" water main to existing 6" main. 9. Maximum spacing on manholes to be 500 feet. Curved sanitary sewer lines are not recommended. 10. Subdivision ordinance requires side slopes of 4:1 if open channels are used, along with concrete pilot channels. If you have any questions, please contact us.
