Block A Dear Sirs: This letter is to inform you that the Northlake 635 Business Park, Replat of Lot 1, Block A, to allow the development of three warehouse/distribution facilities on 12.425 acres of property, located at the southwest comer of Beltline Road and Wrangler Drive was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, September 19, 1996, subject to the following conditions: 1) Change plat reference in City Secretary's signature block from final plat to replat. 2) Modify Floodplain Administrator's signature block to include only the portion that refers to floodplain development permit application number. 3) Provide site and landscape plans which agree. Brick pavers are shown at drive entrances on landscape plan but not on site plan. 4) On both Site Plan and Landscape Plan, under the tabulation for "Site Less 5' Wrangler R.O.W.", correct the square footage figure for feature landscaping from 318,531 to 312,203 s.f. 5) Show tree ratios in the tabulations on Landscape Plan. Modify note on landscape Plan which references the 6'-high screen hedge to read "a variance being sought for hedge screening of Building A loading dock". 7) The irrigation plan must be signed and sealed by a licensed irrigator. 8) Compliance with Engineering comments (attached). 9) At Building A, move the 6'-high hedge screening from its location along the north side of the parking area to a location approximately 50' south along the north edge of the truck court. Replace the 6'-high hedge screening along the north side of the parking area with a 30"-high landscape screen. The date scheduled for consideration by the Coppell City Council is Tuesday, October 8, 1996, at 7:30 p.m., at which time a variance will be requested of the brick masonry screening wall requirement to permit the hedge screening of the loading dock of Building A. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is Thursday, September 26, 1996. Therefore, please submit 17 folded copies of revised drawings, plus three 8 1/2~ x 11# paper reductions on or before that date. The drawings which require changes in order to comply with Planning and ZOning recommendations are: Replat, Site Plan, Landscape Plan and Irrigation Plan. Impact Fees will be required. 2. Provide the floodplain administrator signature block. 3. As per the location of the existing 18" sanitary sewer shown at the southeast corner of the property, a 10' utility easement needs to be provided. 4. The property line on the north side of the property needs to be shown on the south side of the right-of-way dedication (i.e., the heavy line should be the new property line).
