Nlake 635(3)/Re-DR 960829 City of Coppell Development Review Committee Comments Planning Department Northlake 635 Business Park, Replat of Lot 1, Block A DRC Date: August 29, 1996 Planning & Zoning Commission Meeting: City Council Meeting: October 8, 1996 September 19, 1996 1) Change title block to "Northlake 635 Business Park, Replat of Lot 1, Block A". 2) Please explain why on plat you are showing a 50' , 10' & 30' building line. The Light Industrial zoning district requirement calls for: Front yard: 30' with no front yard parking 60' with front yard parking Side yard: 10' Rear yard: 10' 3) Loading dock areas must be screened by a brick masonry wall from public rights-of-way. Applicant may ask City Council to waive or modify the requirement. In the past, industrial users have asked Council for a hedge, berm or other durable landscape barrier variance. 4) Planting islands must contain at least 1 tree. 5) Any proposed signage should be shown on site plan and landscape plan. 6) Tabulations on landscape plan and site plan must be consistent. Landscape plan shows you are providing 212 parking spaces while site plan shows 302 parking spaces. 7) Show planting material quantities on Landscape Plan legend. Note: A. B. C Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the September 5th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the September 5th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, September 10th to resubmit twenty-eight (28) copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
