RE: Northlake 635 Business Par Re lat of Lot 1R Block C and Site Plan
Dear Mr. Garrison:
This letter is to inform you that the Northlake 635 Bu.qiness Park, Replat of Lot 1R, Block C and.
Site Plan., to allow the construction of 88,179 square foot office/warehouse facility on
approximately 8 acres of property located at the northwest comer of Lakeshore and Crestside
Drives, were recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, April 20, 2000, subject to the following conditions:
SITE PLAN subject to:
1) All three sides of the screening wall being constructed of tilt wall panels to match
the main structure.
2) Correct the scale on the Landscape Plan from 1:40 to 1:30.
3) Revise the site plan to provide for the required non-vehicular landscaping.
4) Remove three (3) parking spaces at the southwest comer of the building and add to
landscaping areas.
REPLAT subject to:
1) Prior to the filing of the plat additional TXU easements will be provided, if
necessary.
The date scheduled for consideration by the Coppell City Council is TUesday, May 9, 2000, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this
item may result in the denial of this application. City Council has inslxucted staff to include in its
agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 17
folded copies of the all exhibits on or before 12 noon~ Wednesda¥~ April 26t~. Also, please
submit three (3) 8 1/2 x 11 paper reductions at the same time.
