Dear Ed:
We are enclosing the required documentation and one hundred dollar
fee for conceptual review of our proposed project on Crestside Dr.
in Coppell. As discussed, we have not closed on the land so platting
will be deferred until later. Our primary intent is that the general
nature of the project be reviewed for zoning, layout and use and that
any,points which would adversely effect our receiving our permit and
C.O. be brought to our attention.
Should you receive any negative comments during the review process,
please advise me so that we may begin corrective measures. We are
on a tight schedule with the current owner of the land as well as
our client, so your assistance will be greatly appreciated.
I feel we are in a position to bring a quality project and neighbor
to your com)~unity.

The City of Coppell's Development Reviev Co~zittee (DRC) met on August
5, 1986, and reviewed your aub~dtted data. The following comments were
me~e:
1) Respond to comments in letter to City Engineer from Glue,
Inc., dated August 1, 1986.
2) Ail on site water and sewer mains will be privately owned
a~C mainta!ned. Water system will be metered at the
property li~e.
3) Must comply with ell Fire Codes. Contact Fire Marshal
for guidance. Building ~st be sprinkled.
4) T.P.& L. Easement must be moved. Contact representative
for guidance.
5) Contact C.T.E. represeutative for requirements.
6) Contact Lone Star ~asCompany representative for
require~ents.
All corrections must be made a~d revised site plans must be resubmitted
to the Engineering Department by Wednesday, August 20, I986 to remain on
the August 28, 1986 Planning and Zoning Agenda.

Our comments are based on that type review. We may have
additional comments when preliminary plans are submitted.
Open storage area should be "screened" in accordance with
zoning ordinance 32.1;5.
2. Provisions for trash dumping area.
Suggest screening the truck docking area from view from
Crestside Drive.
4. Provide conceptual landscape plan.
