Dear Mr. Ragland:
In accordance with your request, we have completed our review of the
above referenced plats to determine its compliance with the City of
Coppell Sub-Division Ordinance No. 226, as adopted October 28, 1980,
and do hereby offer the following.
Preliminary Plat - Phase 3
The distance and bearings for the proposed property lines are not
included.
The approximate acrea§e for the proposed addition has not been
indicated.
3. There is no apparent tie or reference to the James Parish Abstract
line.

The location and width of all existing and proposed easements have
not been shown.
~hereas Moore Road has been established as a secondary thoroughfare
with an 80-foot right-of-way, according to the City's Thoroughfare
Plans, allowances should be made to accommodate the proposal improve-
'ments.
The 2-foot contour interval is not continuous across the proposed
addition.
The proposed street names have not been shown.
--8. There are no alleys indicated as required for residential development.
9. The proposed pavement section does not allow for sidewalks as required.

~ The drainage area map does not include all the drainage area that
be contributing to the run-off crossing the proposed addition.
The drainage area map should be expanded to show said areas.
Sufficient data was not included to determine runoff and points of
concentration.
Inlets should be spaced in order to dry up all intersections.
Engineer should address the capacity of the existing creek regarding
the design flows.
Preliminary Water & Sanitary Sewer - Phase 3, 4 and 5
--14 There is no apparent North arrow or scale shown on the water and
sewer plan.
2.. The proposed fire hydrant located adjacent to lots 10 & 11, Block 5,
should be relocated to the endlof the proposed,cul-de-sac.~.
An additional fire hydrant should be located and the end of the
cul-de-sac on Phase 4 due to the fact that all of lots 4, 5 and 6
are not covered with fire protection
The grade of all existing sanitary sewers should be indicated,
expecially where connections from the proposed improvements are
being made.
Need an easement for lO-inch water main off site as the proposed
Johnson Lane.
