A review of this proposed final plat indicates that it complies with re-
quirements of the Subdivision regulations, with the exception of water
and sewer pro-rata, street sign and street lighting fees, which will not
present a problem, because they can be received before Council approval.
Additionally, I have discussed the 10' of right-of-way dedication in
Phase #3 along Moore Road with the applicant and he is in agreement with
the request.
Through review, the Staff recomends approval of this plat.

Northlake Woodlands East Phase #3 and #4; Final
Commission Finding:
The Planning and Zoning Commission recommends approval of this final
plat with the stipulation that if our City Engineers study of Moore
Rd. indicates a need for an additional ten (10') feet of dedicated
right-of-way, then the applicant will dedicate this which they are
in agreement with.
