Box 478 Coppell, Texas 75019 214 - 462 - 0022 STAFF REPORT October 20, 1983 RE: Case 83-04-28/Northlake Woodlands East Phase #5 LOCATION: East of Moore Road and Southeast of Villawood Lane (Northlake Woodlands Phase #1) REQUEST: Requesting approval of a change in zoning from SF-12 (Single-Family 12,000 sq. ft.) to PD (SF-9), (Planned Development; Single-Family 9,000 sq. ft.) District and preliminary, Final plats approval APPLICANT: Troth Enterprises Inc. represented by Steve Parson DISCUSSION: The applicant is proposing that this property be rezoned to "PD" (Planned Development) "SF-9" (Single-Family 9,000 sq. ft. lots) with two (2) deviations from the proposed zoning ordinance regulations: A) 25' minimum front building line, which the ordinance requires 30' minimum. The proposed preliminary and final plats comply with the regulations in our proposed subdivision ordinance with the following exceptions: A) Water mains shall be PVCSDR-14, not SDR-35, if PVC is used. B) Maximum spacing of manholes shall be 400' C) Provide minimum 8" sanitary sewer lines throughout project. The applicant has been contacted in regards to these matters and is in agreeance to them. This proposed subdivision is in compatable use with the surrounding residential districts and the City of Coppell's Comprehensive Land Use Plan. Additionally, the applicant is in agreeance to the staffs recommendation that a 60' Right of Way be dedicated in front of the proposed school site and a 39' Back to Back street be constructed to accommodate school.traffic.
