The applicant is proposing that this property be rezoned to "PD" (Planned
Development) SF-9 (Single-FamilY 9,000 s.f. lots) with two (2) deviations
from the proposed zoning ordinance regulations:
A. 72' minimum lot width, which the ordinance requires 75' minimum.
B. 25' minimum front building line which the ordinance requires 30' min.
This proposed subdivision complies with the regulations in our subdivision
ordinance with the exception of alley right-of-ways. This proposed addition
is compatable with the surrounding residential districts and the City of
Coppell's Comprehensive Land Use Plan.
Additionally, the ~ta~ requests that the Commission require the developer
to dedicate a 60' right-of-way in front of the proposed school site and
additional paving sPecified by our consulting engineers.
The Staff recommends approval of this request upon the stipulation mentioned
above.

Commission Finding:
This application is filed under Planned Development. Single family
9,000 square foot lots and will meet all subdivision standards with
the following exceptions:
1. 72' minimum lot width, which the ordinance requries 75'
minimum
2. 25' minimum front building line, which the ordinance requires
30' minimum
The Planning & Zoning Commission recommends approval of both the
rezoning request and the preliminary plat.
