Dear Mr. Porter:
We have reviewed the construction plans and final plat for
the above referenced project. We are recommending that the
final plat be placed on the upcoming Planning and Zoning
Commission agenda. Before we can recommend this item be
placed on the City Council agenda, the following items need
to be addressed:

Provide for future signalization at intersections of
Moore Road and Mockingbird Lane with Bethel School Road
by providing 4" diameter conduit under pavement.
Please provide 12" diameter water mains along Mockingbird
Lane from Bethel School Road to the north right-of-way of
the railroad. Please provide 12" diameter water main
along' Moore Road from Christi Drive to the north
right-of-way line of the railroad. Please provide
adequate gate valves and other appurtenances.
Subdivision ordinance provides for maximum street slope
of 5.0%. Some street centerline and curb slopes are
excessive. In addition, some slopes at curb returns
appear excessive.
Plan and profile sheets show compacted fill being placed
on existing ground with no stripping of topsoil. Please
address.
5. Please refer to letter of February 15, 1985, concerning
dedication along Moore Road.
At culverts show actual profile of outlet ditches.
Please incorporate Mockingbird Lane paving and drainage
plans in this set.
Has the design provided for drainage of lots where road-
way fills are shown?

At intersections with Moore Road, please provide street
headers based on 37' b-b roadway width of Moore'Road and
20' curb radius. Plan and profile sheets for Moore Road
are available for your use.
10. Sharp curves in sanitary sewer mains are not allowed.
Please provide for straight or horizontal alignment
between manholes. Vertical curves in sewer mains are not
allowed.
11. Please provide or refer to details not shown such as
sidewalks, pavers, conformance to City Streetscape
requirements, etc.
12. The rainfall intensity of 7.8 in./hr, for a 100-year
storm appear low. Please verify design of system for
THD Bulletin 40 or City of Dallas criteria.
13. Pilot channels for open channels are required where
applicable. Please provide for drainage easements for
storm sewers and channels across platted lots.
14. Please consider relating storm sewer plan and profiles to
paving plan and profile to provide stationing.
15. Provide water and sewer pipe conforming to subdivision
ordinance.
16. Provide standard details and specifications for
construction or make reference to applicable standards.
17. Please provide decorative headwalls and pedestrian rails
at applicable culvert headwalls.
18. Street names (Cardinal, Robin, Eagle, and Dove) repeat
other streets.
19. Please provide street lighting plan and streetscape plan.
20. Provide for density control of all roadway fills.
21. Please be advised that the owner will be required to pay
all subdivision fees prior to final approval.
