Dear Mr. Porter:
This is to advise you that our office has received submittal
of construction plans for the above referenced project and is
in the process of reviewing them on behalf of the City of
Coppell.
We do wish to advise you that dedication of land adjacent to
Moore Road will be required in order to facilitate
improvement of Moore Road. An easement for slope and
drainage purposes will also be required. Enclosed please
find two sets of plats and descriptions of the above
dedications for your information and review.
Please feel free to contact me if you have questions or
comments concerning the dedications.

SLOPE AND DRAINAGE EASEMENT DEDICATION
WHEREAS, TROTH ENTERPRISES is the Owner of a tract of land
located along the East right-of-way boundary of Moore Road,
North of St. Louis & Southwestern Railroad and South of
Bethel School Road and situated in the James Parrish Survey,
Abstract No. 1139, in the City of Coppell, Dallas County,
Texas, hereby assigns to the City of Coppell an easement
being ten (10) feet in width and running parallel to the
existing East right-of-way of Moore Road and being more
particularly described as follows:
COMMENCING at the point of intersection of the Northerly line
of the St. Louis & Southwestern Railroad (a 100' R.O.W.),
with the East line of Moore Road (~ 60' R.O.W.), an iron
stake for corner;
THENCE N 1 degree 52'17" E parallel and 30' easterly of the
centerline of said Moore Road 821.81 feet to a steel pin in
the South R.O.W. of a street known as Cardinal Drive, the
POINT OF BEGINNING of this easement;
THENCE N 1 degree 52'17" E parallel and 30' eastezly of the
centerline of said Moore Road 831.27 feet to a point on the
South line (60' R.O.W.) of Bethel School Road;
THENCE S 88 degrees 07'43" E along said South line 10.00
feet;
THENCE S 1 degree 52'17" W parallel and 40' easterly of'the
centerline of said Moore road 831.27 feet to a point on the
South R.O.W. of said Cardinal Drive;
THENCE S 4 degrees 34'57" E a distance of 177.93 feet;

receipt and sufficiency of which is hereby acknowledged, does
