C. HEARING DATE: September 18, 1990 LOCATION: 820 Pelican Lane. SIZE OF AREA: 0.7372 Acres. REQUEST: Approval of a replat. APPLICANT: Donald E. The area immediately south of this parcel has just been subdivided, and is the reason for this request. TRANSPORTATION: Pelican Lane is a local street with 50 feet of right-of-way. SURROUNDING LAND USE & ZONING: The surrounding land use is single-family structures: the zoning is PD-SF-9 on all sides except the south, which is zoned SF-12. COMPREHENSIVE PLAN: The Plan shows this land being utilized development. for single-family ANALYSIS: This is a replat of two lots. Lot 20 of Northlake rrEM 9 Woodlands East, Phase 6 (this application), is proposed to be enlarged by approximately 2000 square feet. This additional acreage is being taken out of existing lot 5 of Northlake Woodlands East, Phase 12. Consequently, a replat is required to enlarge lot 20, and reduce lot 5 of the appropriate subdivision. Staff recommends approval of both replats subject to all rules and regulations of the City.
