Nlake WE P12/PP-CS 881020Date: October 20, 1988 PLANNING DEPARTMENT CITY OF COPPELL PLANNING DEPARTMENT STAFF REPORT RE: Case #: Northlake Woodlands East #12, Preliminary Plat LOCATION: Northwest corner of Mockingbird Lane and the St. Louis & Southwestern Railroad (near Beltline Road) REQUEST: Approval of a preliminary plat with variances. APPLICANT: Judy Troth Parsons 517 Rocky Branch Coppell, Texas 75019 SUMMARY: This parcel was recently submitted as a zoning change from SF-9 'to a PD-0ffice; however, the zoning request was recommended for denial by the Planning and Zoning Commission, and was eventually withdrawn by the applicant. The purpose of this submittal is to obtain approval of a preliminary plat which will allow the construction of single family homes (SF-9). The variances requested for this plat are: 1) 2) Deletion of alleys along Lots 2-9, Block F Waiver to allow Lot 1, Block F, to front on Mockingbird Lane Staff recommends the following conditions: (1) applicant adds the Floodplain note to the plat as required per the Comprehensive Floodplain Management Ordinance, Article 5, Section C, Paragraph 4, Page 34; and, (2) applicant shows a street name on final plat. ALTERNATIVES: Approve the preliminary plat with variances and attach conditions. Approve the preliminary plat with variances. Deny the preliminary plat.
