This project received preliminary plat approval by
the Planning and Zoning Commission on October 20,
1988; and by the City Council on December 13, 1988.
Both approval actions included granting the requested
variances for: (1) Deletion of an alley for Lots 2,
3, 6, 7, 8 and 9, Block F; and (2) Waiver to allow
Lot 1, Block F to front on Mockingbird Lane.
Applicant has failed to submit all necessary
information to date as required per the City's
Comprehensive Floodplain Management Ordinance (CFMO).
As a result, Staff must recommend denial until the
applicant complies with the Ordinance.

Dear Mr. Tipton:
RE: NORTHLAKE WOODLANDS EAST, #12
As per your request (copy attached) and consistent with State laws and
local practice, the preliminary plat for Northlake Woodlands East #12, was
denied by the Coppell Planning and Zoning Commission on January 19, 1989
to be considered at their February 16, 1989 meeting.
It appears the only remaining item is the flood plain considerations, and
we have received your re-submitted construction drawings prior to the
February P&Z Commission Meeting.
There is no need to meet in the DRC format and meetings will be called as
necessary.

meeting due to the lack of time for reviewing and approving the

below.

2. Waiver for Lot 1 - frontage on Mockingbird Lane.
3. Waiver of centerline radius on Crestview Court from 425' to
75' .
As you know, items 1 & 2 above were approved on the Preliminary
Plat.
