Final Plat & Construction Plans
We have completed the review of the final plat and construction plans for the
above referenced project.
Final Plat
The final plat conforms to the subdivision ordinance with the following
exceptions. We recommend approval of the fina± plat subject to:
1. The 25' water easement along Samuel Blvd. needs to be shown on the
final plat.
The owner needs to submit proof of payment of all filing fees, taxes,
construction permit fees, three-year maintenance bond.for street lighting,
and water and sewer availability fees. These items must be completed before
it will be placed on the council agenda for consideration.
Construction Plans - (are not approved at this time)
The construction plans have been reviewed and the following items must
be addressed:
1. Show limits of paving on Samuel Blvd.
2. Need street lighting plan.
3. Need engineers seal on each sheet with signature.
Minimum street grade required 0.50%.
Show typical paving cross-section of Samuel Blvd. showing base
material (specify) and steel reinforcement.
Screening wall must be provided if cul-de-sacs do not continue thru
to Samuel Blvd.
7. Need 25' minimum radius at the Samuel Blvd./Greenway Drive intersection.
8. East of Greenway Drive is a drainage easement required from adjoining
property owner?

9. General Notes - must conform to City of Coppell Construction
Standards and subdivision ordinance.
The construction plans must be revised, resubmitted, and approved
before the final plat is pla~ed on the Council agenda for ~onsideration.
