This property was approved as a final plat in the spring
of 1990.
TRANSPORTATION:
No significant thoroughfare impact.
SURROUNDING LAND USE & ZONING:
The surroundin§ land use is primarily single-family
residential. The property to the south is vacant; to the
east is a fron-ton tennis facility.
Zoning to the north is {PD-SF-9); to the east is {SF-12);
on the south is a narrow strip of (LI); to the west is (A).
COMPREHENSIVE PLAN:
The Comprehensive Plan shows this land being utilized for
low-density, single-family development.
ANALYSIS:
This is a replat of two lots. Lot 20 of Northlake
1TEM 10
Woodlands East, Phase 6, is proposed to be enlarged by
approximately 2000 square feet; the additional acreage
being taken out of existing lot 5 of Northlake Woodlands
East, Phase 12, (this case). Consequently, a replat is
required to enlarge lot 20, and reduce lot 5 of the
appropriate subdivision. Staff recommends approval of both
replats subject to all rules and regulations of the City.
ALTERNATIVES: 1) Approve the replat.
2) Deny the replat.
