Preliminary Plat Dear David: This letter is to inform you that your request for approval of Old Coppell Estates, Preliminary Plat, located 2/10ths of a mile east of Coppell Road on the north side of Bethel Road, was approved by the Coppell City Council on Tuesday, March 14, 1995. The following conditions apply: 1. The alleys are waived; 2. the landscaping and screening wall need to be dimensioned; 3. a Homeowners Association is needed to maintain the common open space; 4. the existing floodplain adjacent to the site should be shown; 5. a screening wall easement should be provided on the lots adjacent to Bethel Road and adjacent to the alley; 6. various fees will be required for the development, such as water, sewer, park and Roadway Impact Fees; 7. there be access to Hunterwood Park between Lots 7 & 8; and 8. with regard to the Contract of Sale, the statement "Due to the proximity to the existing and future runways of D/FW airport, residents of this subdivision may be subject to intermittent aircraft noise" needs to be placed on the contract document. After the plat was approved with the above-listed conditions, I was approached by Councilman Reitman, who suggested the same condition No. 8 be placed within the earnest money contract document. Although this suggestion was not a condition of approval, we pass it on to you and urge you to recognize Councilman Reitman's concern and add the statement to your earnest money contracts. Please note that on February 14, 1995, City Council authorized a change in platting procedures whereby the Planning and Zoning Commission shall be the Municipal Authority responsible for the approval of the Final Subdivision Plat.
